Junk cars show up at our rentals all the time but I have finally found away for them to disappear in short order. If something is left abandon for more than three or four days on or around the property they somehow get pushed to the to the edge of the pavement (maybe only one wheel on the pavement) and the city will come and tow them away. So far yesterday the total for this year is six. The last one was a Audi mostly there but way far from saving it. If it was a BMW I could used a few bling parts off the engine bay my self but no luck.
If our renters only realized what jeopardy they put us in when our insurance guy sees them sitting there on a surprise inspection. They all could be sleeping under a bridge if should we get canceled. Oh the trials and tribulations of a slum loard....Tedd

Property is now up for sale it's been in the family since 1936, just listed it , been to much a hassle lately with the changes in peoples attitude and the risk factor were put into with liability and then the government telling you can't evict no matter what they owe or how they trash the place. Pop's and I are done, it's time to take the money and relax or what ever it is we do. Sorry for the rant, I'm just disappointed in people right now....Tedd
My dad used to own a rental property, when he bought it several people were lifetime residents and treated the place like their home (it was). As the aged out more and more the renters were people who just didnt give a damn about anything....he sold the place too.
Well there are nine of them left now, a few years ago we had some homeless torch two of them because we booted them off the property for nailing a tent to the side of one of the units. Just lucky no one was killed..... Tedd
We had a rental property out of state which was our old house before we had to move, and we rented it to the same family for 18 years. I was very lucky. They were great, and I never raised their rent.
When they moved out, our property manager documented all of the damage they did and sent us the photos. Every picture we looked at we said, "No, that was our dog," or "No, that was our cat," or "No, it was like that when we bought it." We gave them their deposit back.

I receive a call yesterday evening the city cops, wanted to know if they could enter one of our rentals as there was a complaint that there were shots fired and they wanted to see if everything was all right inside the residence. Told them to go for it but anyone they found in there was trespassing because the tenant was in rehab and wouldn't be back for two weeks. Our place made the evening news when they caught the three guys ,one with a 45 auto, just what we need when the place is in escrow.

Just a added note I stopped by the cabins a couple days ago and there were already two derelict cars there that did not belong to any tenant one with two flat tires and the other up on blocks with no tires. A homeless couple had moved in to the cabin that the cops had visited two days before. I kicked them out and changed the locks. It's been like a soap opera. Close escrow today if the buyers get the proper insurance papers sent to them, fingers crossed. I'll be glad when it is all over....Tedd
I tried that owner/landlord rental property gig for ~10 years some twenty odd years ago. Came rushing in with great enthusiasm. The enthusiasm began to wane after ~5 years. At 10 years I dumped it - never again. More about babysitting derelicts & vagabonds. What a miserable way to spend my days/nights - managing other no-counts lives for them and taking a beating doing so. Argh.
I am sooooooooo glad I sold my starter house after we bought the home we live in now. I was mid-renovations on it, and carried two mortgages for 13 months while our first son was 1-2 years old. Got it far enough along, doing work on weekends and staining trim in the basement here during the week to transport back to the other house, that I could list it. Had entertained notions of just renting it out, but the horror stories Tedd has shared have only solidified that I made the right call.
When I was young and could back up my threats and intimidation to some want a be gang banger it was no problem , I would get them out! I learned to negotiate quickly, don't argue and have the sheriff on speed dial ,protect your self at all times. Now that I'm a older gentleman and my Pop is past his prime we find people are not afraid of the Cops It's a lot harder. The Government is not on our side at any time during this procedure and would rather we went away or sold to someone on a section 8 program that they control...... Just the life and times of a slum lord..... Tedd
When we bought our current home 23+ years ago I though about keeping the prior home and making it a rental. At that time I was commuting back and forth from Dallas to New York every week and had no time to devote to it. It would have make a good rental house and eventually became one after a couple owners. I just didn't want the headaches and circumstances prevented it anyway. Now in retirement it would be kind of nice to have that cash flow stream but I have no regrets.
OMG, the days of me feeling like I only have one foot on the pavement are becoming more frequent.

Not to worry, half a lifetime is enough for me 007( still have two rentals with my Dad but they are no trouble at all. Sorry I haven't been to Redding in a while, mother-in-law passed, and I no longer go up there on a regular basis. I may after the BMW build to see friends and show off the car. I'll try and get in touch before I go North....Tedd
If I do make a trek to the Oroville area, I will contact you Tedd. I'll bet you were more than nervous this summer when the Dixie Fire was approaching Butte Meadows near Forest Ranch.
My Dad passed away Sept. 15 after a struggle with stage 4 cancer. He would have been 94 on Nov. 12th.
